GARY'S GUIDE TO THE NEIGHBORHOODS OF PALM SPRINGS

SOUTH PALM SPRINGS

Neighborhoods located south of Ramon Road.

  

 

 

CANYON COUNTRY CLUB 

CANYON COUNTRY CLUB (now officially known as the Palm Springs National Golf and Country Club) is located on the South end of town and is crowned by majestic Mount San Jacinto to the West. Homeowners enjoy expansive vistas of greenbelts, lakes and fountains. 

The Canyon North fairway homes are some of the most highly prized real estate in town. These modernist masterpieces have an unmistakable air of quality and style.

Walt Disney is credited for building the golf course's signature fountain which is visible from the elegant mid-century clubhouse designed by Donald Wexler. 

Price range: $400,000 - $1.6 Million.

THE MESA 

THE MESA is a blend of old Palm Springs and bold new modernist visions of desert living. One will find just about every Palm Springs architectural style in this eclectic mountainside neighborhood. 1920's Spanish Colonial villas sit comfortably next to 1950's Ranch Houses. New construction Santa Fe style homes bask in the sunlight aside contemporary desert dwellings. This charming neighborhood was a favorite of Natalie Wood and Robert Wagner who owned a home on Crestview Drive. Nature lovers prefer it up here because of the rocky terrain, jagged peaks, natural streams and indiginous plant and animal life.

Price range: $450,000 - $2 Million.

 

WARM SANDS 

WARM SANDS is probably the best known neighborhood in all of Palm Springs. In fact, it's world famous, though not for of its movie star history. Each year, thousands of gay visitors from all over the globe come to this centrally located neighborhood to enjoy the sun and sights that only the Palm Springs experience can deliver. Several popular inns have helped to define the area with superb accommodations. Owning a home in Warm Sands may not be for everyone, but for those who want be in the "hottest" neighborhood in town, Warm Sands is their place in the sun.

Price range: $250,000 - $700,000.

LOS COMPADRES 

LOS COMPADRES is located on the South Side of town. Primarily developed in the early 1970's with a blend of terra cotta tile roofs, hand-trowled stucco exteriors and living rooms with cathedral ceilings, these three and four bedroom homes have ample room (around 2000 sqare feet) and sit on spaceous lots. A newer area within Los Compadres contains larger, custom homes, some with room for horses that is centered around equestrian pursuits. In both areas, the big plus is that utility lines are buried underground so residents here enjoy uninterrupted views of the spectacular mountains. Few neighborhoods in Palm Springs can make that claim. A new shopping center anchored by Jensen's Gourmet Market and Deli, Michael's Art Store, Cost Plus World Market, T. J. Maxx and  Petsmart opened in April 2008. Manhattan In The Desert, a superb deli is within walking distance. Los Compadres is also home to one of Palm Springs' oldest riding stables.

Price range: $300,000 - over $800,000.

TAHQUITZ RIVER ESTATES 

TAHQUITZ RIVER ESTATES is the next door neighbor to Deepwell. These homes represent great value and have been rising steadily in price as Central Palm Spring's popularity explodes.

Many of these homes were built by Los Angeles developer Paul Trousdale in the late 1940's and '50's.

Price range: $150,000 - $800,000.

DEEPWELL 

DEEPWELL is a blend of great mid-century design, superb mountain views, and quiet elegance.

This neighborhood was the home to such stars as Jerry Lewis, Jack Webb, William Holden and singer Julie London.  Stylish homes are on large lots and there is something about Deepwell's understated panache that beckons you to let your hair down, kick off those Pradas and enjoy the good life.

Price range: $300,000 - $1,000,000

 

TWIN PALMS 

TWIN PALMS is also on the South side of Palm Springs and was the first of many neighborhoods developed by Los Angeles builders George and Robert Alexander starting in 1957. Other quality homes were added later as infill by area builders.

The neighborhood features mostly mid-century homes with soaring butterfly and pitched rooflines designed by Palmer & Krisel. This is a very good area with an abundance of updating well underway.

Price range: $350,000-$800,000.

CENTRAL PALM SPRINGS

Neighborhoods located north of Ramon Road and south of Vista Chino.

RUTH HARDY PARK 

Everyone loves the RUTH HARDY PARK area. Near downtown, these homes have large lots and an abundance of charm. A founding pioneer of Palm Springs, Ruth Hardy is credited for the absence of electric street lighting within the residential sections of the city limits so as to enjoy the beautiful starry nights here. Frank Sinatra's elegant home designed by E. Stewart Williams in 1947 is the pride of the neighborhood. It last sold in August 2009 for $2.1 Million.

Ruth Hardy Park represents some of the best overall values in town. It's ideal for those who want to walk to Palm Canyon Drive for their morning coffee.

Price range: $203,000 - over $1.75 Million.

 

OLD LAS PALMAS 

OLD LAS PALMAS has been the ultimate Palm Springs address since the 1920's. Homes are on half acre lots or much larger and several have been designed by famous architects such as William Cody, Donald Wexler, E. Stewart Williams, Paul R. Williams, and A. Quincy Jones.

Elizabeth Taylor, Kirk Douglas, Barbra Streisand, Dinah Shore, and Ann Miller all called Old Las Palmas home.

Price range: $500,000 - over $5 Million.

VISTA LAS PALMAS 

VISTA LAS PALMAS sits just above Old Las Palmas and consists of mostly mid-century modern homes designed by Palmer & Krisel. The Alexander Co. built their luxury models here and mid-century architecture fans are making the neighborhood pop with a combination of faithful and imagined restorations of these interesting homes.

Bobby Darin, Dean Martin, Peter Lawford, and song writer Sammy Cahn all lived here. 

Price range: $499,000 - $1.5 Million.

 

     THE MOVIE COLONY 

THE MOVIE COLONY is across Palm Canyon Drive from Old Las Palmas and is close to the center of town. If you want to walk to town from your house, Vista Las Palmas, Old Las Palmas, Ruth Harday Park and the Movie Colony are where you want to be. Here is where you will find the big estates of Hollywood moguls and legendary movie stars.

Darryl F. Zanuck (20th Century Fox), Harry Cohn (Columbia Pictures), David O. Selznick (Gone With The Wind), Cary Grant, Gloria Swanson (Sunset Boulevard), and Jack Benny (CBS Radio and TV star) and many others all had houses here.

Price range: $650,000 - $2 Million.

RANCHO VISTA ESTATES 

Modernism is the theme of RANCHO VISTA ESTATES (formerly The Barbara Tract). These timeless designs are the creations of Donald Wexler. Built in the late 1950's these simple yet accommodating houses are the favorite of young professionals who have discovered the joys of owning a piece of architectural history. Pool parties are a way of life here. It's an urban feel so most residents don't mind the traffic noise or the airport runway next to the development.

Price range: $150,000 - $600,000.

 

SUNRISE PARK 

SUNRISE PARK is a large neighborhood located in the Central  area but is not as close to downtown as Ruth Hardy Park, Movie Colony or Las Palmas. Don't let that keep you from considering a home here. This neighborhood has some of the most beautiful modernist and ranch style homes in the city. The prices are lower than the downtown adjacent areas so you can buy a larger home for the dollar. Here's a local truism: most people who live within "walking distance" to town usually take their cars anyway.

Pricing $300,000 - $699,000.

CHINO CANYON 

CHINO CANYON is a reminder of the natural beauty that originally proliferated Palm Springs. Set on a boulder strewn hillside with views of the entire valley floor below, this unique neighborhood was a virtual laboratory to architects pioneering the modernist genre. Albert Frey, E. Stewart Williams, William Cody, Walter White among others contributed designs that both compliment and inform their environment. This is a low density neighborhood with limited access on narrow streets and a hushed sense of achievement. In 1970, Elvis Presley bought a house in Chino Canyon and it was one of two homes that he owned at the time of his death (the other being Graceland).

Price range: $220,000 - $1 Million.

 

LITTLE TUSCANY 

LITTLE TUSCANY is emerging as a premium neighborhood as the North end of Palm Springs experiences its most dramatic explosion of development in the last 30 years. New custom homes with elevated panoramic views and clean lines are taking their place aside quaint homes that date back to the 1940's and beyond. Like other neighborhoods here, Spanish and Modernist are the most common architectural styles. Several new developments are slated to open within the year.

Price range: $300,000 - over $1.5 Million.

RACQUET CLUB ESTATES

RACQUET CLUB ESTATES is one of the more affordable areas where those who appreciate modern architecture can own an Alexander starting at $350,000. These 1000-1400 sqare foot homes were instantly popular with second home buyers in the late 1950's and their daring butterfly, pitched and flat roof lines are now an integral part of Palm Springs' architectural identity.

Price range: $150,000 -  $650,000 

 

VICTORIA PARK 

VICTORIA PARK is the home of the Meiselmans with their pitched roofs, sequestered master bedrooms and challenging galley kitchens. These homes lend themselves well to indoor/outdoor living with large expanses of glass walls lining the living room with views of sparkling swimming pools and mountain vistas. Jack Meiselman built far fewer homes than his competitor, the Alexander Co., but devotees of these modern gems are continously lauding their virtues over the more common Alexanders.

Price range: $225,000 - $600,000.

DESERT PARK ESTATES 

DESERT PARK ESTATES keeps getting better as buyers continue to appreciate the value of these three and four bedroom homes. The past five years has marked a dramatic improvement to this area with the majority of homes having undergone remodeling and landscaping.

Price range: $150,000 - $500,000.
